Both parties have agreed to enter into a Contract for the Implementation of the Merpati Putih Villa Construction Work owned by the First Party, which is located on Jalan Yudistira Canggu Badung-Bali. The Second Party is willing to carry out development work, the financing of which is borne by the First Party, with the conditions stated in the articles as follows:
The purpose of this contract is that the Second Party carries out and completes the construction work of the Merpati Putih Villa located above.
Form of Work
The form of work to be carried out by the Second Party is as follows:
Planning Work (working drawings, material specifications, and materials, as well as the project time schedule). Attached Planning Time Schedule No. 235/APS/LBHPS/XII/2022, dated 1 December 2022.
Building Work (implementation of building construction, in accordance with the specifications of materials and materials to be attached by the Second Party when the Planning Work is completed, and has been approved by the first party).
The work system agreed upon by both parties is as follows:
The first party uses a direct appointment system by providing a budget (budget). The First Party provides a cost budget to the Second Party of Rp. 10,000,000,000.- (ten billion rupiah).

Payment for the construction work mentioned above is carried out in several stages, namely:
Sign-up: Sign-up of Rp. 300,000,000,- (three hundred million rupiah) which must be paid when the planning work (Article 2 paragraph 1) begins, namely December 1, 2022.
Downpayment (DP): Payment of 30% × 10,000,000,000.- (ten billion rupiah) = Rp. 3,000,000,000,- (three billion rupiah) which must be paid when the building work (article 2 paragraph 2) begins, namely December 13, 2022.
Phase I: Payment of 25% × 10,000,000,000 (ten billion rupiah) = Rp. 2,500,000,000.- (two billion five hundred million rupiah) after the wall work begins, which must be paid on December 23, 2022.
Phase II: Payment of 20% × 10,000,000,000.- (ten billion rupiah) = Rp. 2,000,000,000.- (two billion rupiah) after the roofing work begins, which must be paid on January 23, 2023.
Phase III: Payment of 20% × 10,000,000,000.- (ten billion rupiah) = Rp. 2,000,000,000.- (two billion rupiah) after the floor work begins, which must be paid on March 23, 2023.
Repayment: Payment of 500,000,000 (five hundred million rupiah) reduced by a token of Rp. 300,000,000.- (three hundred million rupiah) to Rp. 200,000,000.- (two hundred million rupiah) after the work is completed. Which must be paid on April 23, 2023.

The construction period is 4 (four) months, starting after this contract was signed by both parties and the first phase of payment was received by the Second Party on December 1, 2022. If there is a delay in construction work from the specified time, the Second Party is obliged to pay a fine to First Party Rp. 1.000.000,-/day. (one million rupiah per day).
If during the construction process there are changes to the area, position and shape as well as the addition of building materials, outside of the agreement agreed upon by both Parties, the First Party is obliged to pay for each change in demolition and reassembly, namely Rp. 1,000,000,-/M2. (one million rupiah per square meter).
The maintenance period is valid for 1 (one) year, after completion of work/handover of work results followed by signing of the minutes of building handover.
If during the maintenance period there is damage caused not by the work of the Second Party, then the First Party has no right to sue the Second Party to do it. However, the Second Party can repair the damage according to the change form at a cost borne by the Second Party of Rp. 1,000,000,-/M2 (including labor & material costs).
The First Party and the Second Party will jointly comply with and be responsible for all work agreements that have been agreed.
Thus this Work Contract has been approved and signed to be carried out properly without any coercion from other parties.
